I will come to your home and preview your property with you and develop the initial property description with your participation, making sure to understand the benefits of your home from your perspective.

Internet Marketing

95% of all buyers begin their home search on the Internet. Once your home is listed in the MLS, your listing will appear on thousands of websites, including my personal website, my company website, the National Association of Realtors’ website, and hundreds of real estate search sites. When you list with Coldwell Banker Hickok and Boardman, your property is fed to more than 350 online search engines and is available on Coldwell Banker Hickok and Boardman’s Web network of more than 76,000 sites. Professional Staging Advice and Professional Photography

When buyers are searching online or viewing a listing sent to them by their agent, photos can make the difference. Based on the photos the buyer might decide to make an appointment to view your home or pass it over for the next home. I hire professionals to ensure the staging and photos of your home are the best they can possibly be! Exterior and interior photos of your home will be taken and used on websites, brochures, flyers, postcards, social media, and in the Multiple Listing Service (MLS). Depending on circumstances virtual tours or videos are another great way for buyers to see your home online and really get a feel for the layout, size, exterior landscaping, and surroundings.

Buyer Resource Binder

Filled with information about your home, we will create a personalized Buyer Resource Binder for display during showings, which includes your MLS datasheet, your Seller’s Disclosure, your deed and tax bill, a list of features or upgrades, and utility information. We can also include receipts from a recent furnace and chimney cleanings, septic inspection, and repairs. These documents can eliminate any extra contingencies when an offer is made or address a question the buyer may have about the maintenance and working order of a particular system.  In addition to the printed Resource Binder, all documents will be uploaded electronically to your listing in MLS and available to agents and buyers.


After an agent shows your property, my listing coordinator will gather feedback about the showing. Feedback can lead to overcoming an objection the buyer might have about the property or provide valuable information about price and condition that will ultimately aid in selling your home. All showings and feedback are sent to you in a weekly Activity Report. Also included are analytics about the print, internet, and other marketing activities that have been completed during that week.

Closing Coordinating

There are hundreds of details involved in a real estate transaction. Once your property is under deposit, my closing coordinator will oversee all the details until closing and communicate the information with you. Whether it is an in-person or a Power of Attorney (POA) closing on your new home a representative from my team will make sure any last-minute details are addressed.
