Personal Touch

I will come to your home and preview your property with you and develop the initial property description with your participation, making sure to understand the benefits of your home from your perspective.

Exposure

Selling a house is about exposure, and I work very hard to make sure your house receives the maximum exposure by leveraging social media tools including Facebook, Twitter, Pinterest, and YouTube to provide multiple outlets and opportunities for buyers to see and experience the benefits of your house. I work with a local professional marketing company to assist me with all aspects of social media, so my business Facebook page is one of the top pages in the Vermont real estate industry! An email blast to Realtors, past customers and current clients will be sent within the first business day of your home being listed. We like to get the word out as fast as possible!

Internet Marketing

95% of all buyers begin their home search on the Internet. Once your home is listed in the MLS, your listing will be uploaded to thousands of websites, including my personal website, my company website, the National Association of Realtor website and hundreds of real estate search sites. When you list with Keller Williams, your property is fed to more than 350 online search engines and is available on KW’s Web network of more than 76,000 sites. Learn more about KW.

Professional Staging Advice and Professional Photography

When buyers are searching online or viewing a listing sent to them by their agent, photos can make the difference as to whether the buyer decides to make an appointment to view your home or pass it over for the next home. I hire professionals to ensure the staging and photos of your home are the best they can possibly be! Exterior and interior photos of your home will be taken to be used on websites, brochures, flyers, postcards, social media and in the MLS. Virtual tours or video are another great way for buyers to see your home online and really get a feel for the layout, size and the exterior landscaping and surroundings.

Buyer Resource Binder

Filled with information about your home, we will create a personalized Buyer Resource Binder for display during showings, including your MLS data sheet, your Seller’s Disclosure, your deed and tax bill, a list of features or upgrades, and utility information. We can also include receipts from recent furnace and chimney cleanings, septic inspection and repairs to eliminate any extra contingencies when an offer is made or address a question the buyer may have about the maintenance and working order of a particular system. These documents will also be uploaded electronically to your listing in MLS and available to agents and buyers.

Communication

After an agent shows your property, my listing coordinator will gather feedback about the showing. Feedback can lead to overcoming an objection the buyer might have about the property, or provide valuable information about price and condition that will ultimately aid in selling your home. All showings and feedback are sent to you in an weekly Activity Report. Also included is a list of print and internet advertising where your home has been advertised and other marketing activities that have been completed during that week.

Closing Coordinating

There are hundreds of details involved in a real estate transaction. Once your property is under deposit, my closing coordinator takes over and oversees all the details until closing. A representative from my team will be attend your closing to make sure any last minute details are addressed. The only thing left…. We’d love you to refer us to all of your friends, family, and co-workers!
